Farmhouse ADU Plan: 722 SF, 2-Bed / 1-Bath
This 722 square-foot plan spans a 20×40 footprint on a single story. The open kitchen, dining, and living area opens from the entry with a wood stove anchoring the main living space — the kitchen includes built-in ovens and is designed for real daily use. Two bedrooms and a full bathroom with frosted-glass shower sit toward the rear, with a dedicated laundry room off the hall. The uncovered rear deck on a concrete base adds meaningful outdoor space. Structurally, the unit uses reinforced concrete C40 foundation with pre-routed sewage, 15x5cm wall studs, 15x15cm structural poles, and rockwool insulation throughout. Underfloor heating runs on an electrical heat pump embedded in lightweight concrete — no gas line required. Well suited for multigenerational households, long-term rentals, or as a fully independent primary residence.

Permit-Ready Plans and Construction Details
This design is drawn to permit-ready standards. The reinforced concrete C40 foundation pad (35–40cm) includes pre-routed sewage pipes and a 10–15cm lightweight concrete pour for electrical, water, and underfloor heating systems. The 15-degree pitched roof uses OSB3 sheathing, insulation board, and a choice of asphalt tiles or 5cm metallic sandwich panel with 7.5cm polyurethane — solar panels are integrated into the roof plan. The exterior finish choices are a 5cm metallic sandwich panel with polyurethane or horizontal wood planking with paint; interior walls use OSB, 12mm plasterboard, plaster, and paint over rockwool insulation.
