Building a guest house with Mola ADU

Mola ADU offers both custom-designed and ready-to-go ADU plans to suit different property needs. Most projects begin with tailored drawings that reflect your lot, lifestyle, and local regulations. With over 100 ADUs completed, Mola ADU brings deep expertise in navigating permitting and design challenges. Our team ensures your plan aligns with your budget, timeline, and long-term goals. Whether custom or ready-made, we guide you every step of the way.
1

Explore ADU Floor Plans

Start by browsing our library of proven floor plans. We offer layouts ranging from compact studios to spacious two-bedroom units, all designed for Bay Area lots and regulations. Each plan includes square footage, room counts, and estimated pricing. Use these as a starting point or let us know if you have something custom in mind.
2

Financing Consultation

Before diving into design, it helps to understand your budget. We connect you with lenders who specialize in ADU financing, including home equity loans, HELOCs, and construction loans. Knowing your financing options early helps us design a unit that fits your financial goals without surprises later.
3

Virtual Site Visit & Proposal

We start with a virtual walkthrough of your property using satellite imagery, photos you provide, and a quick video call. This lets us assess your lot, discuss placement options, and understand your goals. After the call, you'll receive a preliminary proposal outlining scope, estimated cost, and timeline.
4

Feasibility Study Part A: Buildable Envelope

We research your property's zoning, setbacks, height limits, and lot coverage rules to determine exactly where and how large your ADU can be. This "buildable envelope" defines the boundaries of what's possible on your specific lot before we invest time in detailed design.
5

Feasibility Study Part B: Site Conditions

Next, we evaluate the physical conditions of your property: slope, soil, drainage, existing utilities, and access. We identify any factors that could affect construction cost or timeline, such as the need for retaining walls, utility upgrades, or tree removal.
6

Property Reports & Documentation

We gather the necessary reports and documents for your project, including title reports, existing surveys, and utility records. If additional reports are needed (like soil testing or structural assessments), we coordinate those as well. This documentation forms the foundation for accurate design and permitting.
7

Design Development

With feasibility confirmed, we move into detailed design. You'll work with our team to finalize the floor plan, exterior style, interior finishes, and any custom features. We create architectural drawings and 3D renderings so you can visualize your ADU before construction begins.
8

Engineering & Title 24

Our engineers prepare structural calculations and foundation plans. We also complete Title 24 energy compliance documentation required by California. These technical documents ensure your ADU meets all building codes and is ready for permit submission.
9

Permit Submission

We compile your complete plan set and submit it to your city's planning and building departments. Our team handles all paperwork, application forms, and fees. We know what each Bay Area city looks for, which helps avoid common rejection reasons.
10

Plan Check & Revisions

City reviewers examine your plans for code compliance. If they request changes or clarifications, we handle all revisions and communication. This back-and-forth can take a few rounds depending on your city. We keep you updated throughout and push for timely responses.
11

Permit Approval & Pre-Construction

Once permits are approved, we finalize your construction contract and lock in pricing. We order materials, schedule subcontractors, and prepare your site for construction. This is also when we confirm your selections for fixtures, finishes, and appliances.
12

Construction & Completion

Our crew breaks ground and builds your ADU according to the approved plans and schedule. We coordinate all inspections, keep you updated on progress, and address any questions along the way. After passing final inspection, we conduct a walkthrough together and hand over the keys to your new space.

How long does it take to build an ADU?

Building an ADU is a rewarding process, but it requires time and careful planning. From initial design to final construction, the entire journey typically takes between 10 to 18 months. The design phase usually spans a few months, followed by permitting, which can vary depending on your city's regulations. Construction itself is the most variable stage, influenced by site conditions and unit complexity.

One of the advantages of working with Mola ADU is our price lock. Once your construction estimate is finalized, your pricing is secured, eliminating surprises and aligning our incentives to keep your project moving efficiently. This approach ensures not only budget clarity but also a smoother, more timely execution from start to finish.
