Palm ADU: 400 SF, 1-Bed / 1-Bath, 20×20 Footprint
This 400 square-foot plan fits five distinct spaces into a 20×20 footprint: a kitchen with modern cabinetry, microwave, oven, dishwasher, and pantry cabinet with 5 shelves; an open living room optimized for relaxation or entertaining; a private bedroom with dedicated closet; a full bathroom with 36×36 inch tile shower to ceiling, 15-inch vanity cabinet, and recessed medicine cabinet; and an in-unit laundry closet. All rooms have 9-foot ceilings. Exterior walls are 2×6 framed with R-19 insulation; the ceiling carries R-38 blown-in insulation. The exterior uses CertainTeed vertical board-and-batten vinyl siding in white with black trim, CertainTeed Cinder Black asphalt shingles, and a 1-1/2:12 low-slope pitched roof. Black double-glazed windows include a 14×72 fixed top window, 60×16 awning window with fiberglass mesh screen, 48×72 awning window, and 24×24 slider. The front entry features a black stain Hemlock 5-lite Krosswood prehung door.

Room finishes include vinyl plank flooring throughout, ceramic tile in the bathroom, and semi-gloss paint in the kitchen and laundry.
