Attached ADUs in Los Gatos

Why Attached Units Suit a Lot of Los Gatos Properties

An attached ADU is a new dwelling built onto the existing house, sharing at least one wall. In Los Gatos it earns its place for a reason that has nothing to do with fashion: on hillside parcels and on tight lots near downtown, there frequently is not a good place to put a separate building.

Building off the house solves that. You use the flat, already developed part of the site instead of carving a new pad out of a slope, and you avoid a second foundation, a second full roof structure, and a long utility trench. On a sloped parcel those three items are where a detached unit's budget goes.

Attached, Detached, or a JADU

These get confused constantly. An attached ADU is new square footage added to the home with its own entrance, kitchen, and bathroom, fully independent as a dwelling. A detached unit is a separate structure elsewhere on the property. A JADU is carved out of the existing house within its current walls, capped at 500 square feet, with an efficiency kitchen.

Attached sits between the other two on cost and on privacy. You get a complete independent dwelling without building a standalone structure, and the tradeoff is that it is physically connected to your home. Our ADU construction page walks through how we compare these on a specific parcel.

The Details That Decide Whether It Works

A shared wall is the advantage and it is also the thing that has to be built correctly. The items that separate a real second home from a converted back room are consistent on every attached unit we build.

  • Fire separation between the unit and the primary residence, which is required by code
  • Sound assemblies in the shared wall, because noise transfer is the fastest route to regretting the project
  • A separate exterior entrance that does not route anyone through your living space
  • Independent heating and cooling so the unit is not tied to your thermostat
  • Electrical capacity for a second dwelling, which usually means a panel upgrade
  • A roofline and exterior that reads as original rather than tacked on

On the older homes near downtown Los Gatos, that last item is most of the design work. A craftsman or period home with an addition that ignores its eaves, window proportions, and materials looks wrong from the street, and it costs you at resale.

Attached Units on Hillside Lots

On a sloped parcel, an attached ADU has one significant structural advantage: it can extend from an existing foundation rather than requiring an entirely new one cut into the hill. Sometimes that means building out over a stepped foundation, sometimes it means working with a daylight basement condition where the downhill side of the house already has usable height.

It is still real engineering. Slope means the addition's foundation has to be designed for the ground under it, and drainage around the new footprint has to be handled deliberately. What it avoids is the access and staging problem, since you are building against the house where there is already a driveway and a working area.

Permits Through the Town of Los Gatos

State ADU law requires ministerial review, so a compliant attached unit is approved without a discretionary hearing. The process runs through the Town of Los Gatos Community Development Department, which handles its own submittals, plan check, and inspections. Hillside development standards apply above the flats, and older neighborhoods can carry additional design expectations.

We manage the drawings, the submittal, the plan check corrections, and the inspection sequence as one continuous scope, because the same team designs and builds the unit. Our design build services page explains how those phases fit together, and why the corrections come to us rather than to you.

Attached ADU or Home Addition

Homeowners often ask about an addition and end up with an attached ADU, or the reverse. The difference is legal rather than structural. An addition expands your house. An attached ADU is a separate legal dwelling with its own kitchen, its own entrance, and the ability to be rented independently.

If the goal is rental income or genuinely independent housing for a parent or an adult child, the ADU is the right instrument. If you simply want more room for your own household, an addition is usually cheaper and simpler. We build both, and our home addition services page covers the other side of that choice.

Frequently Asked Questions

Is an attached ADU cheaper than detached in Los Gatos?

Usually, and the gap widens on sloped lots. You avoid a separate foundation on grade, a complete independent roof structure, and trenching utilities across the property. How much you save depends on how much of the existing house has to be modified at the connection.

Will we hear each other through the shared wall?

Not if the assembly is built properly. Fire separation is required and sound isolation is not, which is precisely why it gets cut by builders working to the minimum. We specify it as standard.

Does it have to match the main house?

It should, and near downtown it effectively has to. Matching roof pitch, eave detail, and materials protects both the look of the property and its value.

Do I need a new electrical panel?

Frequently yes. A second dwelling adds meaningful load and many older Los Gatos homes are on a panel sized for one household. We check capacity during design so the upgrade is in the budget rather than a surprise.

Create Your Dream ADU Designed Just for You

Every ADU project starts with a site evaluation. We'll visit your property, take measurements, review setback requirements, and discuss your goals. From there, we'll recommend floor plans that make sense or start designing something custom if that's the better route.
