Detached ADUs in Saratoga

The Type Saratoga Lots Were Made For

A detached ADU is a standalone building with its own entrance, kitchen, bathroom, and utilities. In Saratoga it is the type we build most, and the reason is straightforward: the lots here are generally large enough to place a real unit properly rather than squeezing one into whatever is left after setbacks.

That matters more than it sounds. On a tight parcel, a detached unit gets designed around constraints. On a Saratoga lot, it can be designed around how it will actually be lived in, with the entrance facing a sensible direction, private outdoor space of its own, and enough separation from the main house that both households feel independent.

Placement Is the Real Design Decision

When there is room to choose, choosing well is the work. We look at several things together during the site visit.

  • Where protected trees sit and how far their root zones extend, since building inside one is generally not permitted
  • Which direction the unit's main windows and entrance should face for light and privacy
  • How far the unit is from the existing sewer lateral, and whether the run maintains workable slope the whole way
  • Whether the path from the street to the unit's door is usable, especially at night and for someone with limited mobility
  • How the placement affects the main house's own yard and sightlines
  • Access for construction equipment and material staging

Getting placement right costs nothing at the drawing stage and cannot be undone once the foundation is poured. Our ADU construction page covers how that assessment runs.

What a Standalone Building Requires

A detached unit is a complete construction project, which is the honest difference between it and a garage conversion. You are building a house, just a small one.

That means a new foundation sized to your soil, full framing and roof structure, a weatherproofed exterior, trenching for water, sewer, and electrical, an electrical service capable of carrying a second dwelling, independent heating and cooling, insulation, and complete interior finishes, plus site drainage and a path of travel from the street.

On larger Saratoga parcels, the trenching deserves particular attention. A unit placed well back on a deep lot can require a long run, and whatever sits in the path, whether that is hardscape, a pool, a driveway, or mature root systems, adds to it. We walk the utility route rather than estimating it from a drawing.

City Permits and Ministerial Review

State law requires ministerial review for compliant ADUs, so a detached unit meeting the standards is approved without a discretionary hearing. Permits run through the City of Saratoga Community Development Department, with its own submittal requirements, plan check cycle, and inspection scheduling. Properties toward the hills carry additional considerations around grading and drainage.

We handle the submittal and the corrections, so plan check comments come to us.

Designing Around Who Lives There

Most detached units we build in Saratoga are for family rather than tenants, and that produces a specific building. Curbless shower, wider doorways, no thresholds, lever handles, blocking in the walls for grab bars that may be needed years from now, and lighting that works for changing vision.

A rental unit is a different design: durable finishes, real storage so a tenant is not stacking boxes in the living area, and a kitchen and bath built for turnover. Both fit the same footprint and they are not interchangeable. If you are working through whether the numbers support it, our piece on the value of an ADU is a useful starting point.

One Contractor From Site Assessment to Final

We build detached ADUs as design build, so the team drawing the unit is the team constructing it. On a ground up building with new utilities, that continuity is worth real money. Soil conditions, the actual depth of the existing lateral, and what is buried between the house and the build site are things you learn during construction, and they become decisions rather than disputes when one company owns both sides.

We are a licensed general contracting company based in San Jose, owner operated by Becir Molabecirovic, serving Saratoga and the surrounding Santa Clara County cities, and we keep our project count low on purpose. Our ADU contractor services page details what each phase includes.

Frequently Asked Questions

How big can a detached ADU be on a large lot?

Lot coverage and setbacks govern more than parcel size does, and state law sets both protections and limits. A larger lot gives you placement freedom more than it gives you extra square footage. We size it against your specific parcel.

How close to the property line can it sit?

State law protects a modest rear and side setback for ADUs, more permissive than standard accessory structure rules. We confirm the exact envelope against your survey.

Will my oaks stop the project?

Rarely stop it, often move it. Protected trees limit the footprint, the trench route, and equipment access, so we map them first and design around them.

Does a long utility run add much cost?

It can. Distance, depth for sewer slope, and whatever has to be cut and restored along the way all factor in. It is one of the larger variables on a deep lot, which is why we price it from the actual route.

Can I have a detached ADU and a JADU?

In many cases yes. State law generally allows a JADU inside the home alongside a detached unit on the same single family lot. We confirm against your parcel before you plan around it.

Create Your Dream ADU Designed Just for You

Every ADU project starts with a site evaluation. We'll visit your property, take measurements, review setback requirements, and discuss your goals. From there, we'll recommend floor plans that make sense or start designing something custom if that's the better route.
