Garage ADUs in San Jose

Why a Garage ADU Is the Fastest Path to a Second Unit

A garage already has a foundation, a roof, and three or four walls standing. When we build a garage ADU in San Jose, we are working inside a structure that is already there, which usually means less framing, less concrete, and a shorter build than a ground-up detached unit. That matters in Santa Clara County, where lot coverage rules and neighbor setbacks often limit how much new footprint you can add.

Most of the homeowners we talk with are after one of three things: rental income in a rental market that stays tight year round, a place for parents or adult kids to live independently on the same property, or a quiet office that is not the spare bedroom.

What a Garage Conversion Actually Involves

A garage is built to shelter a car, not a person. Bringing it up to habitable standard is real construction work, and we would rather set the expectation honestly up front than surprise you at framing. The scope on a typical garage conversion looks like this:

  • Evaluating the existing slab. Older San Jose garages often have a slab that slopes toward the door, has no vapor barrier under it, or has cracked and settled. We either level and seal it or build a raised, insulated floor system over it.
  • Raising the floor to match the rest of the house where the garage sits lower, which also gives us a place to run drain lines.
  • Insulating walls, ceiling, and floor to current energy code, then drywalling and finishing.
  • Removing the garage door and framing a proper exterior wall with windows and an entry door in its place.
  • Meeting egress requirements, so every sleeping area has a window or door that opens to the outside at the required size.
  • Running new plumbing for a full bathroom and kitchenette, including a sewer connection and venting.
  • Electrical: new circuits, and in most cases a main panel upgrade, since a 1950s or 1960s panel rarely has room for a second dwelling.
  • Confirming ceiling height. Some garages, especially ones with low headers or exposed trusses, need structural work to reach the minimum clear height.

We walk the garage before we quote anything, because slab condition and ceiling height are the two things that decide whether a conversion is straightforward or needs engineering.

Attached and Detached Garages Are Different Projects

An ADU attached to the garage or built inside an attached garage shares a wall with your house, so fire separation between the two units and a separate entrance become part of the design. An attached garage ADU can be simpler to service, since water, sewer, and power are close by.

A detached garage ADU sits on its own at the back of the lot, which gives both households real privacy and usually rents better. The tradeoff is trenching: we run water, waste, and electrical from the house out to the detached structure. Detached garages in older San Jose neighborhoods also tend to be single wall construction with no footing worth reusing, so part of our job is telling you honestly whether the existing structure is worth converting or whether building new on the same pad makes more sense. We cover both approaches in our ADU construction work.

You No Longer Have to Replace the Parking

For years, converting a garage meant giving up covered parking and then building replacement parking somewhere else on the lot, which killed a lot of projects. State law changed that. In most cases, a garage conversion to an ADU no longer triggers a replacement parking requirement, and many properties near transit are exempt from ADU parking requirements altogether. This is one of the biggest reasons garage conversions took off across San Jose. We keep up with how these rules apply locally, and we have written more about it in our guide to navigating ADU law.

Permitting With the City of San Jose

Garage conversions go through the City of San Jose for building permits, and the plan set has to show the new wall assemblies, egress, energy compliance, and the utility work. San Jose has been one of the more accommodating cities in the county on ADUs, but the review still expects a complete, coordinated set of drawings. We handle the plans, the submittal, and the corrections, and we schedule inspections so the trades are not sitting idle waiting on sign-off. Our design-build process keeps drawings and construction under one roof, which is why fewer surprises show up mid-project.

Who We Are

We are Mola Construction & ADU, a licensed general contracting company based on Fruitdale Avenue in San Jose. We are owner-operated by Becir Molabecirovic, and we take on a limited number of projects at a time on purpose. Our portfolio includes whole-house remodels in San Jose, Los Altos, and Portola Valley, and we build ADUs the same way we build a primary residence: correct framing, correct waterproofing, correct finish work.

Being local matters here. We know how the older housing stock around Willow Glen, Rose Garden, and the Cambrian area was built, what tends to be hiding behind the drywall, and how San Jose inspectors read a plan set.

Frequently Asked Questions

Can I convert my garage if it is the only covered parking on the property?

In most cases, yes. State law removed the replacement parking requirement for garage conversions to ADUs in the great majority of situations, so losing the garage does not mean you have to build a carport somewhere else. We confirm how the rules apply to your specific parcel before design starts.

Does my garage ceiling need to be a certain height?

Yes, habitable space has a minimum clear ceiling height, and it is measured after the finished floor and ceiling go in. Garages with low headers or a raised floor build-up sometimes come up short, which is why we measure early rather than at framing.

Will I need a panel upgrade?

Usually. A garage ADU adds a kitchen, a bathroom, heating and cooling, and often an EV charger, and most older San Jose panels do not have the capacity or the breaker space. We size the load during design so the upgrade is budgeted, not a mid-project surprise.

Can I rent out a garage ADU in San Jose?

Yes, a permitted ADU is a legal dwelling unit and can be rented long term. Short term rental rules are separate and stricter, so if that is your plan, tell us early and we will point you to the current city requirements.

Is it cheaper to convert the garage or build new?

Conversion is generally less expensive because the shell exists, but that advantage shrinks fast if the slab is failing, the walls have no real foundation, or the ceiling needs to be raised. We give you a straight read after walking the structure.

Create Your Dream ADU Designed Just for You

Every ADU project starts with a site evaluation. We'll visit your property, take measurements, review setback requirements, and discuss your goals. From there, we'll recommend floor plans that make sense or start designing something custom if that's the better route.
