Garage ADUs in Los Gatos

The Cheapest Legal Second Unit on Most Los Gatos Lots

A lot of Los Gatos homes have a garage that stopped holding a car years ago. The structure is standing, the slab is poured, and it already sits within the setbacks. That head start is what makes a garage conversion the least expensive route to a legal second dwelling on most properties here, and on hillside parcels it can be the only route that makes financial sense, because it avoids cutting a new foundation into slope.

It is not free square footage. What decides the budget is the condition of the structure you already own.

What the Conversion Actually Involves

Converting a garage means bringing a building made for a vehicle up to the standard a person can legally live in. The scope runs longer than most homeowners expect.

  • Assessing the slab for cracks, moisture, and whether it sits low enough to need a raised, insulated floor
  • Adding a vapor barrier and floor assembly so the space is not cold and damp
  • Insulating walls and roof, then finishing to a habitable standard
  • Replacing the garage door opening with a framed wall, windows, and an entry door
  • Meeting egress and natural light requirements in the sleeping area
  • Running plumbing for a full bathroom and kitchen, which usually means cutting the slab
  • Checking ceiling height, since older garages get tight once a raised floor is added
  • Upgrading the electrical panel to carry a second dwelling

We check all of it before quoting. A sound garage and a garage with a failing slab are completely different projects wearing the same roof.

Older Los Gatos Garages Need a Real Structural Look

Downtown and the surrounding older neighborhoods have detached garages that predate any expectation of them becoming living space. Many were built light, with a thin slab, minimal footing, and framing sized for a roof and nothing else. Some have settled. Some sit at the low point of a sloping yard and have taken water for decades.

None of that rules out a conversion. It does mean the structural assessment is the first real step rather than a formality, and it is the difference between a fixed price you can rely on and a project that grows once demolition starts.

Parking Rules Changed, and These Projects Now Pencil

The old obstacle was replacement parking. Cities and towns routinely required you to rebuild the spaces you were converting, which killed the project on any lot without room for a new pad, and on a hillside property there is often nowhere to put one. State law removed that requirement in most circumstances, so converting your garage no longer forces you to surrender yard or driveway. It is the single biggest reason these projects work now when they did not a decade ago. Our overview of navigating ADU law covers the shifts worth knowing.

Attached Garage or Detached Garage

Both convert, and they behave differently. An attached garage shares a wall with the house, so it needs fire separation and sound detailing between the unit and your living space, and the utility runs are short. A detached garage gives a tenant real privacy and an entrance well away from your door, which is what most homeowners want for a rental, but it means trenching utilities out to it, and on a sloped lot that trench costs more.

Neither is automatically better. We look at where the garage sits, how the yard is used, and who the unit is for. More on how we handle each type is on our ADU construction page.

One Contractor From Design Through Final Inspection

We run these as design build, meaning the people drawing the conversion are the people building it. On a garage ADU that matters more than on new construction, because so much depends on conditions you only find once things are opened up. When design and construction sit with the same team, a surprise in the slab becomes a decision rather than a change order fight.

We are a licensed general contracting company based in San Jose, owner operated by Becir Molabecirovic, serving Los Gatos and the surrounding Santa Clara County cities. We keep our project count low on purpose. Our design build services page explains how the phases fit together.

Frequently Asked Questions

Do I have to replace the parking I lose?

In most cases no. State law removed the replacement parking requirement for garage conversions in the majority of situations, which is a significant change from how it used to work.

Is my garage ceiling too low?

It might be, especially if the slab needs a raised floor on top of it. Ceiling height is one of the first things we measure, because it determines whether the conversion works as drawn or needs a roof change.

My garage is downhill from the house. Is that a problem?

It is a drainage and utility question rather than a dealbreaker. Sewer needs workable slope to reach the lateral, and water moving across the site has to be managed around a habitable structure. We assess both before design.

Can I keep part of the garage for storage?

Yes, as long as the remaining living area still meets minimum size, light, and egress requirements. Splitting the footprint is common, and we lay it out so the storage side does not compromise the unit.

What if my garage was already converted without permits?

That is fixable. We assess what was done, identify what has to be opened up or redone to meet code, and take it through town permitting so the unit becomes legal.

Create Your Dream ADU Designed Just for You

Every ADU project starts with a site evaluation. We'll visit your property, take measurements, review setback requirements, and discuss your goals. From there, we'll recommend floor plans that make sense or start designing something custom if that's the better route.
