ADU Builder & Contractor in Mountain View

Small Lots, High Demand

Mountain View has some of the tightest residential parcels in the county paired with some of the steadiest rental demand. That combination is why so many homeowners here look at an accessory dwelling unit, and also why the design work matters more than it does on a generous suburban lot.

When there is no spare room to waste, the difference between a unit that feels comfortable and one that feels like a corridor comes down to decisions made on paper before anything is poured.

What Fits on a Mountain View Property

  • Detached units, freestanding at the rear, where the yard genuinely allows it
  • Attached units, built off the house, often the realistic answer on narrow lots
  • Garage conversions, especially the detached rear garages common in Old Mountain View
  • Junior ADUs, carved from the existing home with a separate entrance

On many parcels here more than one of these is technically possible and only one of them is sensible. Working out which is the first thing we do. Our ADU construction page covers how each is built.

If You Are Building to Rent, Check the Local Rules First

Mountain View has a rent stabilization ordinance, which is unusual among the cities in this part of the county and is something most ADU guides written for a national audience skip entirely.

How it applies to a newly constructed accessory dwelling unit is a question worth putting to the city and to your own advisor before you finalize plans, because the answer affects how you can operate the unit for years afterward. We build the unit. We are not the people to give you a legal opinion on rent regulation, and we will tell you that rather than guess.

Mid-Century Homes and Overlay Zoning

Mountain View has Eichler neighborhoods and other mid-century tracts, some with zoning that protects their single story character. If your parcel carries that kind of overlay, a second story is not an option and the unit has to work on one level.

Eichlers bring their own construction realities. Post and beam framing does not accept new structural connections the way conventional framing does, and radiant heating tubing cast into the slab has to be located before anyone cuts concrete for plumbing.

Permits and State Law

California ADU law limits how much a city can restrict unit size, parking, and owner occupancy, and requires ministerial review of compliant applications, so there is no discretionary hearing to survive. Mountain View reviews and permits through its own city departments.

We handle drawings, submittal, plan check corrections, and inspection coordination, which keeps that process off your desk.

How We Work

We are a licensed general contracting company based in San Jose, owner operated by Becir Molabecirovic, serving Mountain View and the surrounding Santa Clara County cities. We run design build, so the same team draws, permits, and builds. On constrained lots that continuity matters, because the design has to be tested against real construction access, not just against setbacks.

We also build whole house remodels, additions, kitchens, and baths, with completed work in San Jose, Los Altos, and Portola Valley. Our ADU contractor services page sets out the phases, and our project gallery shows the standard we hold.

Frequently Asked Questions

Is my lot too small for an ADU?

Possibly for a detached unit, rarely for any unit at all. Attached units, garage conversions, and junior ADUs exist precisely for lots where a freestanding building does not fit.

Does Mountain View rent stabilization apply to a new ADU?

That is a question for the city and your own advisor rather than your contractor. It is worth resolving before you build, not after.

Can the city deny a compliant application?

Compliant plans get ministerial review without a discretionary hearing. Denials come from applications that miss a size, setback, or building code requirement.

How do you build on a lot with almost no access?

Carefully, and with the constraint priced in from the start. Narrow side yards affect how material reaches the back, which affects labor. We would rather account for that up front than discover it in week two.

Create Your Dream ADU Designed Just for You

Every ADU project starts with a site evaluation. We'll visit your property, take measurements, review setback requirements, and discuss your goals. From there, we'll recommend floor plans that make sense or start designing something custom if that's the better route.
